In these past months, the real estate market had become more complicated for buyers and sellers alike.
One could observe demolition or recycle bins around every block of the neighborhood. Homeowners are cashing out on their equities to upgrade and improve their property. Some are extending upwards while others sideways to add more rooms and space into their existing and old houses.
It seems more like a buyers' market lately. We saw an overage in inventory of properties for sale while buyers continued to be challenged by increasing cost of living and minimal wage increases, if any. Prices dropped a bit due to buyers mostly investors demanding bargain prices from sellers who must sell. Meanwhile, a lot of sellers opted to cancel the listing in order to avoid giving away their properties. For those buyers who stretched all their resources to obtain financing despite their lower credit positions or low down payments, escrows had been extended extraordinarily longer than before or otherwise fell off. Close of escrows were impacted by the inability of buyers to qualify for a loan or by difficulties in performance of other required contingencies. This is the market when both a seller and buyer needs an agent who knows how to avoid such an incident from the beginning. Don't lose opportunity cost of time and money.
The market had proven very active. I saw sellers listing their properties for sale. I was bombarded with buyers. Despite of all the craze in this peculiar real estate market, I never failed to give my tender loving care to each of my clients' interests.
Sellers learned to be very cooperative in making their properties attractive. Buyers did all they can to increase their buying power. You can avoid being there and not be ready for the challenges. Educate yourself by learning from the professionals and by empowering yourself with the right tools, whether you are a seller or a buyer.
Not all realtors are alike. There is no standard commission charged in the industry; Neither do I charge the same fee for everyone. Every situation is unique and will require a great deal of planning. Beware of cheap deals, for you may get what you paid for!
